Anti-social behaviour policy
Anti-social behaviour can make other people’s lives a misery and accordingly there are clauses in your tenancy agreement which prohibit such behaviour.
Anti-social behaviour covers a wide variety of actions including unacceptable noise levels, general rudeness, excessive litter etc. In particular, we urge all our tenants to be responsible and considerate to all neighbours, co-tenants and the local environment.
In the event of a report or complaint of anti-social behaviour by one of our tenants, our procedure is as follows:
- Contact the tenant to inform them of the complaint to establish more background and advise them of the seriousness of the issue
- Inform the tenant that there has been a breach of the tenancy agreement. A timescale for improvement may be set – this will be determined by the nature of the problem and the precise circumstances of the case
- If no improvement occurs within a specified time scale, a written warning will be issued to the tenant concerned
- If, after this warning, no improvement occurs within a specified time scale, we will refer the matter to our solicitors for action under the tenancy agreement. Any legal costs incurred by us can be claimed as damages payable by the offending tenant
We will, where appropriate, liaise with the local council or the neighbourhood policing team to assist in dealing with anti-social behaviour problems caused by our tenants.
